Mid-year review of the  numbers, I present¦ you must decide¦Comparing 1 Jan – 30 Jun  2008 to 1 Jan – 30 Jun  2009.

There has been a 28.0% increase in the number of residential properties to go under contract (contingent + pending).There has been a 18.9% increase in the number of residential properties to close. There has been a 2.9% decrease in the DOM.  

There has been a  29.5% decrease in the number of new residential properties to come on the market.

Is the market changing? We will still have to watch and see… there are many factors that can effect the market and must be watched to get a complete picture. As you know the market in very local and what is happening is one area of Brevard may not be what is happening in another section.

As you know there are some areas in Brevard where the short sale and REO properties are selling for more than the list price and regular resale properties are only getting about 96% of their list price.

Appraisers coming from outside Brevard to evaluate homes should not be an issue as long as when Realtors help them. By this I mean our MLS rules need to be changed to these out of area appraiser can get access to MLS sold data (I just heard and agent grabe their chest) and not use just public records, we now know the rules the lenders have to work under let’s use them to benefit our clients. (There you go Don… making waves again.)

While conducting a class the other day I showed agents how to use  the Google tool: SbKT(Search-based Keyword Tool beta) for improving the SEO of thier website. Here is some of the interesting facts (well at least I thought they where interesting) I gathered:

Mortgage Calculator” is 81.7% more likely to be searched for than “homes for sale“.

In “Homes for Sale” “Florida homes for sale” is only 2.3% of the searched while “foreclosure homes for sale” is 6.6%.

The top Florida cities under “homes for sale” are:
Orlando (surprise, surprise)
Naples
Jacksonville
Tampa
Naples area (on the list twice)

Of the cities in Brevard county:
Melbourne was 37th on the list
Palm Bay was 64th on the list

There has been a 14.8% increase in the number of residential properties to close.

There has been a 6% increase in the DOM. Taking longer to sale homes.

There has been a  32.3% decrease in the number of new residential properties come on the market.

What is Keller Williams RED Day?

RED (Renew, Energize and Donate) Day is a new Keller Williams Realty service initiative dedicated to improving our local communities.

Here at Keller Williams Realty of Brevard we support the Red Day event with 3 events:

Yesterday  we started with a tree planting  Devereaux – Florida,  it was a FANTASTIC and moving experience.   We planted two trees.

 

During the day several of our team is donating blood at the local blood bank.

Finally we have collect items for our troops and they will be drop off late today.

What is RED day you might ask? Well, simply put it is  giving back to our community.

This information was prepared for a class on blogging I held and the material was taken from the notes of the KW Tech Alliance Call for May. Yes, Keller Williams has these and other education gathers to help the associates and people that support them.   So to those at Keller Williams International (KWI), I say thank you and great job.

Whenever I start talking about blogging with most agent, I can see the deer in the headlights look, and I wait for œI do not have time to blog or œI am to busy to blog.   To which I reply œG.O.I., I advise them if they will set aside 15 minutes in the morning to write, then once a week just do a copy and paste they are done.

I also remind them of the basic of writing “ if you use someone else™s material, give them credit. Even better do a quick email and ask permission, most people are more than happy to give permission as long as they are named in a good article.

œWhat about the OTHER Search Engines (besides Google)?

There are some general rules you can follow to get your website to appear on the lesser known engines, as well as Google.  Here are the best ways to organize yourself and your website when putting it together.

Where does SEO begin? à   “on-page” and “off-page” criteria.

The first thing that one must realize about search engine optimization “ for any search engine – is that to be implemented correctly it must be broken down into 2 distinct factors “on-page” and “off-page” criteria.Always remember that search engines do not consider “websites” they consider the “pages” of those websites. There should never be a debate as to which is more important between “on page” and “off page” characteristics as the truth is both are equally as important. However once one defines the two there is a logical order in which they should be considered.

On page/Off page characteristics defined

˜On Page Characteristics™ are anything you can effect within the construction of a single page. This includes everything that is placed in the headers, body, and on-page links (both internal and external). Special attention should be given to: Title and meta description, Keyword proximity, keyword density and relevance…  Off Page Characteristics refer to all links (both from pages contained within your own website and from pages of other websites) that point to your specific page(s).All I did was open the other document and copy and pasted the information into this document. When I am ready to write my post I copy this whole document and paste it into my blog. DONE!Start with small blogs to get use to doing it and work up. There are a lot of blogging services on the web “ Yes I said and mean a lot, I suggest you pick one and work on getting good at that before you move to multi site blogging.

Comparing 1 – 30 April 2008 to 1  -  30 April 2009.  

There has been a 30.5% increase in the number of residential properties to go under contract (contingent + pending).

There has been a 7.6% increase in the number of residential properties to close.

There has been a 13% increase in the DOM. Taking longer to sale homes.

There has been a 21.7% decrease in the number of new residential properties come on the market.

I enjoy taking with smart people, ater a recent conversation with someone I consider very knowledge in the Brevard county real estate market I got to thinking (yes, I know this can be concern) what other market trends should I be watching…

So, here is some more trends for Brevard County Florida market, data pulled from MLS.

Months supply of residential homes:

  • Jan 2008 – 27.2 months of property available.
  • Feb 2008 – 20.3 months of property avaiable.
  • Mar 2008 – 16.2 months of property available.
  • Jan 2009 – 15.7 months of property available.
  • Feb 2009 – 13 months of property available.
  • Mar 2009 – 10.2 months of property available.

Our market for residential homes is still a buyers market, yet is closer to being a nutrual market. I believe it is better than it was and is improving. It will be a while more before we are back to a sellers market.

The downside to these numbers are they include regular resale, short sales and REO properties, someday maybe our MLS will give us the tools to generate better reports.

Yesterday I attended an educational event put on by the Bank of America Mortgage Loan Officer that works out of our market center on the Fannie Mae Project Standards for 2009. Because I am one of the productivity coaches in our market center I believe I should stay informed.

For those that missed this information all I can say to you is get with a lender an get the details on Fannie Mae changes for Condos, because as  everyone at this session said these changes are going to have an effect. One of the good things of being with other Keller Williams agents in a class like this is we started brainstorming on how we could make these changes work for us (agent, seller and buyer) instead of  being negative  to our business.

Here are some highlights from the class:

  • All condominiums are limited to 80% LTV in the state of Florida.
  • Full review is required for all projects.
  • At least 51% of total units have been sold as owner-occupied primary or second homes.
  • All common areas and facilities 100% completed.
  • Unit purchasers have control of HOA.
  • Operating budget must be reviewed to determine that it is adequate and provides reserves, at least 10% of the budget, which includes funding for insurance deductibles for flood, hazard and Hurricane.
  • No more than 15% of the condominium fee payments can be more than one month delinquent.
  • No single entity owns more than 10% of the total units in the project.
  • The units are owned fee simple.
  • FHA/VA is no longer doing spot approval of projects.  

The above is for established projects, for new projects – you should have been there, they  would make you  wonder why a builder would even think about doing a condo.  

Now these are just some of the highlights from this class, there was much more covered. As a real estate agent I believe we do not need to know all the details we just need to know who to go to for answers.
